This monograph, unlike previous scientific works (which mostly focus on residential and commercial premises), addresses the peculiarities of the investment in land as a specific kind of real estate which cannot be either produced or multiplied.

The novelty and originality of the monograph manifest through the detailed analysis of the opportunities to invest in land in global and local contexts, identification of the motives and perspectives to make the investment in land on theoretical and practical levels, clarification of the general and country-specific land investment risks and assessment of the main land value determinants.

The monograph can also bring much practical benefits to the investors who want to diversify their investment risks by including land as a relatively safe investment in their portfolios.

The main purpose of the monograph is to research the transformations of the investment in real estate by focusing on the peculiarities of the investment in land.

 

For the accomplishment of the defined purpose, the following objectives were raised:

1. To introduce the theoretical aspects of the investment in real estate;

2. To specify the main real estate value determinants;

3. To research the peculiarities of real estate funding in the current Lithuanian and global economies;

4. To investigate the problems and opportunities of the investment in land from theoretical and practical points of view.

 

The research methods used in the monograph include systematic and comparative literature analysis, expert interview, expert evaluation and statistical data analysis.

The monograph presents a critical attitude towards the innovative real estate (mainly land) funding mechanisms in Europe and worldwide. The research in land investment trends and funding opportunities reveals what impact this type of investment has on the entire real estate market and its particular segments and participants, i.e. addresses a very topical political issue which, in its turn, promotes the modern cost/benefit and return on investment analysis. Regarding the problems addressed, this monograph should help real estate policy makers, practitioners, investors, developers, project implementers, buyers and other parties concerned to gain a deeper insight into (in)expediency of the investment in land. The results of the monograph can also be applied for the development and implementation of the projects that are linked to public welfare improvement, maintenance of sustainable and rational environment, and similar social issues.
